Get financing for your new property quickly — even if you don't meet conventional bank criteria. Our decision is based primarily on your down payment.
In competitive real estate markets, properties sell fast. Traditional banks can take weeks to process a mortgage application — by which time your deal may be gone. Castleton can issue a same-day approval letter so you can make a credible offer without delay. We move at the speed the market demands.
Sellers and their brokers want to see proof of financing before accepting an offer. Castleton provides a same-day approval letter that gives your offer immediate credibility — even before formal financing is fully in place. This alone has helped many of our clients secure properties they would otherwise have lost.
Canada's major banks routinely decline mortgage applications from non-residents or newcomers who lack a Canadian credit history. Castleton has extensive experience helping these buyers — and since we base our decisions on the property rather than your credit file, we can help where banks cannot.
Ready to get started?
Apply confidentially — no credit score minimum, no obligation, same-day response.
Unlock up to 70% of your property's value with no minimum credit score required. Debt ratios and credit scores used by banks are not considered by Castleton.
Whether your bank has declined your refinancing request, your credit score has deteriorated, or you simply need access to your equity quickly — Castleton can help. We evaluate your file based on your property's current market value, not your financial history.
Ready to unlock your equity?
Apply confidentially — no credit score minimum, no obligation.
Simplify your financial life with one lower monthly payment. Use your property's equity to consolidate high-interest debts and take back control of your finances.
Castleton uses the equity in your property to pay off multiple high-interest debts — credit cards, personal loans, lines of credit — and rolls them into a single private mortgage at a single rate. The result is one manageable monthly payment and significantly less financial pressure.
Banks will often decline consolidation requests from clients whose credit has already been impacted by the debts they're trying to resolve — which is exactly when they need help most. Castleton's equity-based approach means your current financial difficulties don't disqualify you. We are here to help you move forward, not to judge your past.
Take back control of your finances.
Apply confidentially — no credit score minimum, no obligation.
Access capital quickly to seize real estate opportunities. Whether it's a rental property, a fix-and-flip, or a commercial acquisition — Castleton moves at the speed of business.
Real estate investment is time-sensitive. Opportunities don't wait for 6-week bank approvals. Castleton can assess your file and issue an approval letter the same day — giving you the ability to act on deals your competition can't match.
Ready to move on your next deal?
Apply confidentially — no credit score minimum, no obligation.
Received a 60-day notice from your bank or facing another legal issue involving your property? Act immediately — time is critical.
In Québec, a bank or institutional lender can issue a 60-day notice (also known as a "notice of exercise of a hypothecary right") when a mortgage is in default. This gives the borrower 60 days to either repay the outstanding amount, sell the property, or find alternative financing. Without action, the lender can proceed to take possession of or sell the property.
The moment you receive a 60-day notice or become aware of a legal proceeding against your property, contact Castleton. We have helped many clients in exactly this situation — some with only days remaining. The sooner you reach out, the more options we have available to help you.
Don't wait — every day matters.
Call us directly or apply online. We respond the same day.
Most of Castleton's loans are funded through mortgage broker partners. Brokers are not just a channel for us — they are at the very core of our business, and we have built everything around making the broker experience as smooth and rewarding as possible.
Rina and Angela are your primary points of contact for all broker inquiries. Reach out directly — they know our criteria, they move fast, and they are here to help you close.
Castleton is recognized by most leading mortgage brokerage firms in Canada. Since our founding in 1999, we have built strong, ongoing relationships with brokers who trust us to deliver — and who come back to us file after file because we do exactly that. When you submit a file to Castleton, you are working with a lender that values the relationship as much as the deal.
Broker compensation is something we take seriously. All broker fees are protected by Castleton — you will always be fairly compensated for the work you bring to us, without any surprises at closing. We believe in long-term partnerships, and that means treating your business with the respect it deserves.
Not every file is straightforward — and we understand that. Our underwriters are available to work directly with you to find solutions for your client's needs. Whether a file is complex, time-sensitive, or doesn't fit the standard mold, we will work through it together rather than simply declining and moving on.
At Castleton, you're not dealing with a call centre — you're working with a dedicated team of experienced professionals who care about your outcome.
